About Nadeau Land Surveys

Founded in 1993 as the Portland branch of Nadeau & Lodge, Inc., Nadeau Land Surveys is proud of its strong reputation of quality service while providing a diversified range of professional land surveying, GPS/GIS mapping, and floodplain services, underground utility location, and continuing education.

Our team consists of three licensed State of Maine Professional Land Surveyors (#2124, #2370, #2446), survey support staff, and an Education Coordinator.

In 2014, Nadeau Land Surveys created Beyond the Boundary, a division of the company that provides continuing education opportunities for real estate and land use professionals.

In 2016, we acquired Maine Coast Surveying, a land surveying firm created in 1979 by Roderick Craib. We have renamed this firm to Maine Coast Surveying & Flood Consultants and continue to serve the Mid-Coast region.

Jim Nadeau, a Veteran of the U.S. Air Force, lives in Portland with his wife Karen, and has two adult sons, Benjamin and Cooper. In 1993, he became a State of Maine Professional Land Surveyor and co-founded Nadeau & Lodge. Jim became sole owner of the Portland office in 2005, renamed the company to Nadeau Land Surveys, and purchased Maine Coast Surveying in 2016 to better service Mid-Coast and Central Maine. Jim holds the three National Flood Insurance Program designations: Certified Floodplain Manager, Certified Floodplain Surveyor, and Associate in National Flood Insurance. Jim serves as Chair of the State of Maine Board of Licensure for Professional Land Surveyors and is a delegate on the National Council of Examiners for Engineering and Surveying. Jim served as the Land Surveyor Member on the Technical Mapping Advisory Council (TMAC), a federal advisory committee that makes recommendations to FEMA, and in 2018, received the Francis Crowe Society Distinguished Engineer Award from the University of Maine, in recognition of outstanding professional service to the Field of Engineering. Jim has been a Realtor since 2004, and is a Designated Broker and owner of Jim Nadeau Realty. Most recently, he has become a member of the Greater Portland Board of Realtors' Sustainability Advisory Group and the Maine Climate Council Community Resilience Working Group.

As an instructor with The Real Estate Learning Group and Beyond the Boundary, Jim conveys the importance of land surveying and floodplain management to Realtors, lenders, appraisers, municipal officials, and other professional consultants to improve client representation and public safety. He successfully completed Kirkpatrick Bronze Level certification in training evaluation, is an internationally Certified Distance Education Instructor, and received a Basic Instructor Certificate from FEMA’s Emergency Management Institute. His formal education has passed through the doors of the University of Southern Maine, New England College of Business and Finance, and Colorado State University for Real Estate, Business Administration, and Organizational Leadership, respectively.

Tom Blake

Professional Land Surveyor | Certified Floodplain Manager | Historian and Author

Tom lives in New Gloucester with his wife and son. He received his Bachelor of Science in Forest Engineering from the University of Maine, and has 30 years of surveying experience. Tom serves as Curator for the New Gloucester, Maine, Historical Society, and is the proud author of Images of America- New Gloucester, released September 2009 by Arcadia Publishing. Tom is an active member in the local Narragansett Chapter of the Maine Society of Land Surveyors and serves as the Historical Committee Chair for the Maine Society of Land Surveyors.

Mark Carpenter

Professional Land Surveyor | Certified Floodplain Manager

Mark lives in Scarborough with his wife and two daughters. He has been working in the surveying profession since 2002. He graduated from the University of Maine's Forestry program and completed his surveying courses at Central Maine Community College. He is an active member in the local Narragansett Chapter of the Maine Society of Land Surveyors and currently holds the positions of Chapter Secretary and FEMA Liaison, providing updates regarding FEMA's National Flood Insurance Program. Mark is also a member of the National Society of Professional Surveyors.

Nikki Oteyza

Office Manager | Education Coordinator | Certified Floodplain Manager | Certified Distance Education Instructor

Nikki, a native of Arlington, Virginia, moved to Maine in 2011. She graduated from George Mason University in Fairfax, VA, with a B.S. in Integrative Studies (Concentration in Conservation Studies). Nikki oversees bookkeeping and database management, facilitates the company's educational activities, and designs marketing and outreach materials, including our monthly newsletter, Welcome to the Flood Zone .
